West Humber-Clairville is the sprawling northwest corner of Etobicoke, the city's largest neighbourhood by area and overwhelmingly industrial. Bounded by Highways 27, 427 and 407 and pressed against Pearson Airport, it is dominated by warehouses, logistics yards and employment lands rather than housing. The Claireville Conservation Area and the Humber River corridor cut a band of protected green through the western edge.

Woodbine Racetrack and the adjacent casino are the area's signature landmarks, drawing visitors from across the region, and the highway network makes this one of the most car-dependent parts of the city — transit is bus-based, feeding toward Finch West and the Line 1 extension. Housing exists in pockets: postwar subdivisions and apartment clusters near Albion and Finch, home to a diverse, largely immigrant working population.

Residential condo stock is limited but emerging — newer mid-rise development is appearing near Albion Road and the Finch corridor, aimed at value-seeking first-time buyers and investors. Pricing is among the most attainable in the city, reflecting the industrial setting and car-dependence, with buyers drawn by space, highway access and proximity to airport-area employment.
