About L'Amoreaux
L'Amoreaux is a north Scarborough community around Finch and Warden/Kennedy, named for an early French settler family. It is best known for its dense clusters of postwar apartment towers ringing low-rise streets of houses, a planned 1960s-70s suburb that grew into one of the city's most diverse. A large, well-established Chinese community shapes its plazas, supermarkets and restaurants.
There is no subway; the area runs on busy bus routes along Finch, Warden and Kennedy that feed Line 2 and Scarborough Centre, with Highway 404 and 401 reachable for drivers. The crown jewel is L'Amoreaux Park, with its pond, trails and sports fields, alongside the Stephen Leacock community centre. Seneca's Newnham campus sits just north at Finch and 404.
Condos here are largely older high-rise apartment stock, both rental and owned, with pockets of townhouse infill. Pricing is among the most affordable in the city, making it a magnet for first-time buyers, newcomers and families who prize space, parkland and community over a downtown address.
