Forest Hill is one of Toronto's most prestigious residential neighbourhoods, a former independent village absorbed into the city in 1967. The southern portion runs down Spadina Road toward St. Clair and across to the Eglinton Way, and it's defined by stately detached homes on generous lots, mature canopy and a deliberately low-key, residential character. The village core at Spadina and Lonsdale keeps the everyday retail intimate rather than commercial.

The area is synonymous with elite private education — Upper Canada College and Bishop Strachan School both anchor it — which shapes who moves here: affluent families, professionals and old Toronto households. Forest Hill is not a transit or nightlife hub by design, but the new Eglinton Crosstown LRT along its northern edge is changing the commute calculus, and the Beltline Trail offers a green route across the neighbourhood. The Eglinton Way and St. Clair West fill in the dining and shopping.

Condos are very much the minority here. What exists clusters along the Eglinton and St. Clair edges and the Bathurst corridor — boutique low-rise and mid-rise buildings rather than towers. Buyers are typically downsizers staying in the neighbourhood or professionals chasing the school catchments and the address, and turnover is modest.
