About South Parkdale

South Parkdale stretches along Queen Street West below the rail corridor, west of Dufferin and down toward the lake. It's one of Toronto's most genuinely diverse and eclectic neighbourhoods, with a history that runs from grand Victorian mansions to a mid-century era of rooming houses and a large Tibetan community along 'Little Tibet' on Queen West. That layered past gives Parkdale a character unlike anywhere else in the city — equal parts working-class, immigrant, artistic and, increasingly, gentrifying.

Queen Street West is the spine, served end-to-end by the 501 Queen streetcar, with the 504 King and the Exhibition GO/streetcar loop nearby and Dufferin station to the north. The neighbourhood opens onto the waterfront: the Martin Goodman Trail, Sunnyside and the lake are at the southern edge, and leafy Roncesvalles sits just to the west. Residents are a true mix — longtime tenants, artists drawn by (formerly) cheaper rents, young families and newcomers, with all the friction and energy that combination implies.

The condo market is still thin compared with the core — much of South Parkdale is detached and semi-detached houses, converted mansions and apartment buildings — but mid-rise infill and loft conversions are appearing along Queen and toward the lake. Pricing remains relatively accessible for the location, which is exactly the draw: buyers want character, the lake and Queen West culture without core prices, betting on a neighbourhood still mid-transition.
