North York Condos

Yonge-corridor towers, Sheppard-line condos and Toronto's second downtown.

About North York

North York is Toronto's second downtown — a high-rise spine running up Yonge Street from Sheppard to Finch, anchored by Mel Lastman Square, North York Centre and the office-and-condo cluster around Yonge & Sheppard. What was a postwar suburb is now one of the city's densest condo markets outside the core, drawing buyers who want subway-connected high-rise living with more space and value per square foot than downtown.

Transit is the engine here. Line 1 runs straight up Yonge through Sheppard-Yonge, North York Centre and Finch, while the Sheppard Line 4 branches east to Bayview, Bessarion, Leslie and Don Mills — so much of North York's new condo stock sits directly above a subway stop. The district is also home to York University, Seneca College, Fairview Mall, Edwards Gardens and a deep bench of restaurants along Yonge and in the Bayview Village pocket.

North York condos appeal strongly to end-users — families, downsizers and newcomers — as well as investors drawn by university and hospital rental demand. Stock is dominated by larger newer towers with full amenity packages and generous layouts, with pricing that runs a clear notch below the downtown core while keeping a one-seat subway ride to it.
