Toronto Neighbourhood Guide

Moss Park & Garden District Condos

Fast-changing east-downtown between the core, the Village and St. Lawrence.

About Moss Park & Garden District

Moss Park and the adjacent Garden District occupy the fast-changing ground east of Yonge between Queen and Carlton — a downtown pocket that's been transforming quickly as new condo towers fill in around the historic core. It's a neighbourhood of contrasts and momentum: heritage buildings and long-standing community institutions alongside a wave of modern mid-rise and tower development, all within walking distance of the Eaton Centre, Toronto Metropolitan University, St. Lawrence Market and the Church-Wellesley Village.

The location is the draw — this is about as central as downtown gets. Queen and Dundas streetcars and the 75 Sherbourne route frame the area, Queen and Dundas subway stations are a short walk west, and the future Ontario Line's Moss Park station will bring rapid transit directly into the neighbourhood, a meaningful catalyst for nearby condos. Moss Park itself and the green spaces around the Garden District provide relief among the buildings.

Condo buyers here are downtown professionals and investors drawn by central pricing that's still more accessible than the Financial District or Yorkville, plus the upside of a neighbourhood mid-transformation. Stock is overwhelmingly newer, efficient and amenity-equipped. Buyers should do their homework block by block as the area matures, but the combination of price, location and the coming Ontario Line makes it one of the more closely watched downtown-east markets.
