Toronto Neighbourhood Guide

Leaside Condos

A planned 1910s garden suburb with Bayview shopping and family streets.

About Leaside

Leaside, together with Bennington Heights to its south, is one of Toronto's most coveted family neighbourhoods. Unusually for the city, it was a fully planned community — laid out in the 1910s by the Canadian Northern Railway with curving streets, generous lots and a clear residential-versus-commercial logic that still holds. The result is an orderly, leafy enclave of detached brick houses, strong schools and a stable, multi-generational population.

Bayview Avenue is the neighbourhood's commercial heart, a long strip of boutiques, restaurants and grocers that residents treat as a destination in its own right. To the south the SmartCentres / Leaside big-box cluster and the Laird employment area handle bigger-ticket shopping. Historically light on rapid transit, Leaside is being reshaped by the Eglinton Crosstown LRT along its northern boundary, with new stops opening the area to the wider midtown grid. The Don Valley ravine and Serena Gundy Park edge the east.

Condo supply has grown mainly along Bayview and the Eglinton/Laird corridor, where mid-rise and tower projects have risen around the new transit. Demand comes from downsizers reluctant to leave the neighbourhood and families wanting the school catchments without a detached-house price. Newer buildings dominate the condo conversation, and they trade at a premium tied to the Leaside name.
