What does it cost to sell a condo in Toronto?
The main costs are real-estate commission (split between the listing and buyer brokerages, negotiated with your listing agent and only payable when your condo sells), legal fees (typically $1,500–$2,500), and — for condos — a status certificate (capped at $100). There is no land-transfer tax when selling. Scott explains every cost line before you sign anything.
When is the best time to sell?
Spring (February–May) and fall (September–November) are historically the most active Toronto markets, but the right timing depends on your building, competition on the market that week, and your own plans. A quick call is the fastest way to a straight answer for your unit specifically.
Should I renovate or stage before listing?
Usually only selectively. Fresh paint, lighting, and professional staging tend to return more than major renovations. Scott will tell you honestly which improvements pay for themselves in your building — and which don't.
Can I sell while I'm still living in it, or while it's tenanted?
Yes to both. Owner-occupied sales are the standard case; tenanted sales have extra notice-and-showing rules under Ontario's Residential Tenancies Act that we handle routinely. Either way you'll get a plan that respects the people living in the unit.
How long does it take to sell?
Well-priced Toronto condos typically sell in weeks, not months — but days-on-market varies a lot by building and price band. Your valuation includes current market pace for your specific area so you can plan realistically.
