How the CondoGo Estimate works

The same estimate engine that powers CondoGo listing and building pages — pointed at your own condo. Landlord? Estimate the rent instead.

1

Find your building

Search by street address. We match your building against verified TRREB sold records — your building’s own sales are the strongest evidence of what your condo is worth.

2

See your value range

Recent comparable solds, weighted by size and recency, produce a High–Low range with a confidence rating. If the data is too thin, we say so — we never guess.

3

Unlock the exact estimate

The exact figure, building price history and individual sold prices are available to registered users who have accepted the VOW terms — board rules require registration. Then get Scott’s human valuation when you’re ready.

The number is a starting point. Scott is the strategy.

A free, no-pressure valuation from Scott Miralami, Broker — your building’s sold history, current competition, and a straight answer on price and timing.

Questions owners actually ask

How is the CondoGo Estimate calculated?
The CondoGo Estimate is built from verified TRREB sold sales — starting with recent sales inside your own building, then comparable condos nearby — weighted by size, adjusted for how the market has moved since each sale, and combined into a value range. We only show an estimate when the comparable data is strong enough; if the data is thin, we say so instead of guessing.
How close is the estimate, really?
We measure it, and publish the number. Re-run against 22,752 real Toronto-area condo sales, the model’s median error is 7.9% — on a $600,000 condo that is typically within about $47,000 of the final sold price, and half of all estimates land closer than that. The stated range contains the actual sold price about 7 times in 10. When your building’s comparable data is too thin to support that standard, we show a range only, or nothing at all — never a guess.
Is this an appraisal?
No. The CondoGo Estimate is an automated estimate based on recent comparable sold sales — a realistic starting range, not an appraisal and not advice. For a number that accounts for your exact unit, floor, view, upgrades and timing, request a free human valuation from Scott Miralami, Broker.
Why condos only?
Our model is trained on Toronto condo apartment and condo townhouse sold data, where buildings give us tight, truly comparable sales. Houses vary too much lot-by-lot for the same approach to be reliable, so we don’t pretend otherwise — if you own a house, Scott will price it personally, free.
Why do I need an account to see the exact number?
The value range is shown without signing up. The exact estimate and individual sold prices are available to registered users who have accepted the VOW terms, because Toronto real-estate board (TRREB) rules require sold data to be delivered to registered users.
What’s the next step if I’m thinking of selling?
Start with the instant estimate, then request a valuation from Scott — he reviews your building’s sold history and current competition personally and gives you a straight answer on price and timing.
